Scotland Expands Its Logistics Capacity as Major West Lothian Development Gets Green Light
Scotland is preparing for another major expansion of its industrial and logistics infrastructure after West Lothian Council approved Arches Business Park in Broxburn, a new development planned for industrial, warehousing and distribution operations.
Balmoral International Land UK Ltd has secured planning consent for an initial 55,500 sq m - approximately 597,000 sq ft - of development space on the eastern edge of East Mains Industrial Estate.
The first phase will provide industrial, storage and distribution facilities. Road improvement works are also moving forward, while permission has been granted for a new distributor road and signal-controlled junction intended to support future expansion of the site.
Location is one of the project's strongest advantages. Arches Business Park sits adjacent to the A89, close to the Newbridge Interchange, Edinburgh Airport and Scotland's central motorway network.
For logistics operators and manufacturers, connectivity of this kind has a direct operational value. Good access to motorway corridors can reduce unnecessary truck mileage, improve regional distribution and make it easier to connect warehouses with ports, airports, production facilities and customers throughout the UK.
