Following a 10-day public inquiry, the Inspectorate concluded that the region has a clear unmet demand for large-scale logistics facilities and that this project will play a key role in addressing that shortage. The new site, Castle Manor Farm, sits strategically along the A14, one of the UK’s most vital freight corridors linking the Port of Felixstowe with the Midlands and the North via the M1 and M6.
According to the Inspector’s report:
> “The A14 is a priority route for strategic logistics... it enables efficient distribution of imported and exported goods across the country and connects key hubs such as Felixstowe, Ely, and Daventry.”
The development will deliver:
2.2 million ft² of state-of-the-art warehousing
2,700 new full-time jobs
Over £4 million in annual business rates for the local economy
Initially submitted in November 2022, the proposal includes a pre-let deal with DHL for a 592,000 ft² facility on Plot 1, with remaining units available for build-to-suit occupiers ranging from 100,000 to 1,000,000 ft².
