UK Warehouse Demand Stays Strong as Major Logistics Sites Secure New Occupiers

Demand for modern logistics property in the UK remains resilient, with Origin, the joint venture between Feldberg Capital and HBD, securing a series of significant lettings across strategically connected locations.

One of the latest deals is the pre-let of a 53,800 sq ft warehouse at ARK Phase Two in Markham Vale, Derbyshire. Completion is scheduled for September 2026, while the site benefits from direct access to the M1, one of Britain’s key north-south freight corridors.

In Walsall, technology-led last-mile delivery company Relay has taken almost 250,000 sq ft at SPARK near the M6. E.ON Energy Solutions has also leased an 18,233 sq ft unit at the development as it expands its engineering and infrastructure network. Relay plans to operate its new facility as a technology-enabled parcel distribution hub.

Further north, Virgin Wines previously agreed a pre-let on two units at APTUS Phase 2 in Preston. The units will be linked to create a facility of around 80,000 sq ft, allowing the company to consolidate operations and reduce transport between its existing locations. ([Logistics Matters][3])

According to Logistics Matters, 66% of Origin’s current 711,000 sq ft portfolio is already let or under offer. The figures underline what occupiers increasingly value: motorway access, modern energy-efficient buildings and locations that can be integrated efficiently into national and international supply chains.

For shippers, expanding Grade A warehouse capacity creates additional opportunities for consolidation, cross-docking, inventory positioning and regional distribution.
